Many people wish to live in a smoke-free environment for various reasons. To cater for the needs of these persons and to create good living conditions, smoking is prohibited in the property Smedjan. The non-smoking policy is valid in the dwellings, in the communal spaces, on balconies and patios. Nor is smoking permitted outdoors in the close vicinity to the property. The tenant commits him-/herself to comply with the non-smoking policy on the premises and also to see to that any visitors, for whom the tenant is responsible, comply with the smoking ban.
86 apartments. 75 one room with kitchenette, 7 two rooms with kitchenette and eight three rooms with kitchen.
NOTE! As the house has been converted from old shipbuilding to a residential building, some apartments have beams that make the ceiling height slightly lower.
Smedjan on Norra Älvstranden
Norra Älvstranden is an area of strong development where it is seething with activity. Near Smedjan there are several construction sites that can be perceived as disturbing.
Here lies Lindholmen Science Park with colleges, universities, college and about 170 exciting companies. Every day there are more than 15,000 people. Gymnasists are mixed with college students and professionals in a beautiful environment. There are plenty of restaurants and cafes. You can walk on the dock and watch the boat traffic. The ferry will take you to Järntorget and Haga in just a few minutes. By bus stop you reach 6-8 minutes to the city.

SGSNET broadband is included in the rent.
Information about your Internet connection (how to register and setup) can be found under Internet/Guides. Remember that when you register it is the customer number printed on your rental contract you should use.
The flat is unfurnished.
The following fixtures are included in the flat: fittings for curtain rods and hat shelf.
Is not included in the apartment. It is allowed to install a countertop dishwasher but you need to hire a professional to do the job and restore the apartment to its original state before you move out.
We recommend that you contact your insurance company for approval as you will be responsible for any costs if the water damage occurs.
Every flat has its own storage room marked with the flat number. Storages belonging to apartments 1201-1205 are located on the 2nd floor in "the small house".
Ladders for high ceilings
To borrow a ladder, log in on My Pages and make a fault report. Choose category "Hela lägenheten" and write in "problem decription" that you want to borrow the ladder.
There are three laundries in the house located in the entrance level and on the second floor. Here you find an electronic booking board for all the landries. By using the electronic key-tab you can book the laundry which you wish to use. You can also book the laundry online on My Pages.
It is not allowed to install a washing machine in the apartment.
Garbage room and bulky waste room are located in the entrance level by the bicycle entrance.
Cable TV with basic supply of approximately 15 channels is provided trough a regular antenna socket. The service provider is Telenor and their customer service number is 020-22 22 22. www.telenor.se.
Fixed telephony is provided by the tenant via IP telephony.
Electricity costs/provisional electricity fee
Tenants at Smedjan pay a provisional fee for electricity and warm water. A preliminary electricity and warm water fee, shown below, is added to the rent.

The actual consumption is analyzed and then adjusted in such a way that the actual cost of the first month is deducted on the third month's rent bill and so forth for the entire rental period.
